What is a commercial investment mortgage?
A commercial investment mortgage is used to buy or refinance commercial premises that are let, or will be let, to a business tenant. Common examples include offices, retail units, industrial units and warehouses.
How lenders assess them
Lenders will look closely at the quality of the tenant, the length and terms of the lease, and the rental income relative to the loan repayments, alongside your own experience and financial position. The property can often be held personally or through a limited company, and both repayment and interest only structures may be available. Deposits are typically larger than for residential lending.
Why use a broker
Commercial lending is not sold on a one size fits all basis. Pricing and terms vary significantly between lenders and are often negotiated case by case, so independent advice can make a material difference to the outcome.
