An owner-occupier commercial mortgage is used by a business to buy the premises it trades from, or to refinance premises it already owns. It can also be used to raise capital against premises owned outright.

Lenders will assess the trading accounts and affordability of the business, the strength of its management, and the value and type of the property. Repayment and interest only options may be available, and personal guarantees from the business owners are commonly required.
